Project Superintendent- Southern California - Los Angeles
/ Orange
LCS Constructors,
Inc. (LCS), an established, innovative, market-leading specialty
construction firm based in South Orange County, California
is seeking an experienced Project Superintendent to join our
California Division. Our projects include large turn-key design
and construction of laboratories and technical facilities for
a variety of industries.
ESSENTIAL RESPONSIBILITIES
- Directly supervise direct labor and subcontractors on the
job site.
- Contact with all levels of personnel within the company
and with clients, their advisors, subcontractors and vendors.
- Must be able to run day-to-day aspects of the job on site.
- Manage against project budget.
- Work closely with Project Manager.
- Provide maximum value on quality-driven construction services
utilizing methods that are safety-oriented, customer-focused,
innovation-leveraged, and execution-aggressive within a framework
of unquestioned integrity.
- Assist Project Manager in selecting subcontractors.
- Compose three-week “look ahead” schedules and
distribute to Project Manager and Project Team on a weekly
basis.
- Schedule subs on job and manage subcontractor relationships
at the superintendent/lead man level.
- Anticipate schedule.
- Call and schedule all subcontractors according to job pace.
- Maintain relations with architect, engineer, owner representative(s),
and building inspection officials.
- Implement and monitor job site safety practices.
- Analyze and implement job site protection.
- Coordinate submittal information with verification of actual
installed condition.
- Request and monitor building department inspections.
- Request and monitor foundation location and as-built surveys.
- Update and maintain as-built drawings.
- Maintain job Completion Schedule and supervise pre-punch
list sub meeting.
- Send requests for information to architects. Maintain of
log of requests.
- Review all design drawings for accuracy, practicality and
efficiency.
- Review all shop drawings to ensure that they accurately
reflect as-built conditions and/or will work with future
plans.
- Prepare material take-off from project drawings.
- Ensure good job site housekeeping.
- Create punch list(s).
- Coordinate and assist Project Manager with final certificate
of occupancy inspections and obtaining actual certificate
of occupancy.
- Standing, walking, climbing stairs and ladders, bending,
kneeling, crawling, reaching/working overhead, lifting and
carrying (lumber, notebooks, plans and miscellaneous construction
materials) frequently required.
DESIRED QUALIFICATIONS
- Ideal candidate must have ground-up design build experience
working on commercial and industrial sites.
- Will also have experience with permit processing, contract
administration, and estimating responsibilities.
- Foundation layout experience.
- Grading, paving, and site-work experience is a plus.
- Minimum 15 years experience in commercial and industrial
construction with a minimum of 5 years Superintendent experience.
- Strong commitment to safety, quality and integrity.
- Ability to communicate effectively both verbally and in
writing.
- Must be organized, well-documented self-starter.
- Must be able to manage multiple tasks simultaneously and
have the ability to organize and perform a variety of tasks.
- Must have a good driving record.
- Proficiency with MS Word, MS Excel, and MS Project required.
